Adani Properties has won two large MHADA redevelopment projects in Mumbai: Bandra Reclamation and Adarsh Nagar in Worli. These projects cover 34.33 and 98.27 acres, respectively. If you’re following Mumbai real estate news closely, then this is an important event.

On May 27, 2026, MHADA Mumbai opened the financial bids for three large cluster redevelopment projects covering nearly 206 acres across some of Mumbai's most prime residential locations.

Adani Properties walked away with two of the three:

  • Worli Redevelopment — Adarsh Nagar, spanning 34.33 acres

  • Bandra Reclamation Project — the largest of the three, covering 98.27 acres

The third project, SVP Nagar Andheri West, spread across 73.89 acres went to a consortium of Hanura Realty (a JSW Steel subsidiary), Chandak Realtors, Premsagar Infra Realty, and Vantier Realty.

Tenders for all three projects were floated on April 8, 2026, with a bid submission deadline of May 18.

For existing residents of these colonies, MHADA has confirmed that eligible tenants will receive transit rent during the redevelopment period, along with a maintenance corpus fund to cover the transition.

The bid approval proposals will now go before a high-powered committee and then move to the Maharashtra government for final sign-off before work can begin.

Some individuals are not supportive. All of the resident associations and housing societies located in all three locations have filed a challenge to the tender process at the Bombay High Court. The next court date is June 9, 2026, so this will be part of an ongoing legal process while waiting for the technical (administrative) approval to proceed.

It's definitely something to keep an eye on for anyone interested in how these projects eventually look.

This Adani Mumbai Redevelopment win is part of a larger pattern. The group already holds redevelopment rights for Dharavi and Motilal Nagar, two of Mumbai's most talked-about redevelopment projects. Adding Worli and Bandra Reclamation to that list makes Adani one of the single largest players in Mumbai's cluster redevelopment space.

With land availability in Mumbai getting tighter every year, large-scale MHADA redevelopment projects like these are increasingly how the city grows. Worli, Bandra, and Andheri West are all established, high-demand locations and redevelopment here will reshape both the housing supply and the price landscape in these areas over the coming years.
