Buyers walking into a sales lounge today don't stop at "sea view" and "clubhouse" anymore. They're asking how many units sit on a floor, who the architect is, whether the tower feels crowded, and what the resale story might look like a decade out. That's a meaningfully different kind of buyer, and it's shaping what developers are actually building.

Worli is still where most of the big money lands, but Bandra, Mahalaxmi, Byculla and even Matunga are pulling in serious attention this year. Here's a rundown of ten projects worth knowing about if you're keeping an eye on luxury apartments in Mumbai right now.

 

Naman Xana, Worli

Naman Xana, Worli has quietly become the number everyone else in the market gets compared to. Built by Shree Naman Group and designed by Talati and Partners, this 44-storey tower on Worli Seaface holds just 22 apartments, each around 6,500 sq ft, column-free, with sea views that don't get interrupted by anything in front. The pricing alone, north of ₹97 crore a unit, tells you where the top end of Mumbai's ultra-luxury market currently sits. Possession is expected around early 2027.

 

Lodha Trump Tower

Then there's Lodha Trump Tower, also in Worli, part of the bigger Lodha Park development. It's the only Trump-branded residential tower in the country, 78 floors, with that gold-tinted facade you can spot from a fair distance away. The interiors for common areas were done by Hirsch Bedner Associates, who've done work on luxury hotels around the world, and unlike most of what's on this list, it's already ready to move into. Units run from about 1,300 to nearly 3,000 sq ft across 3, 4 and 5 BHK luxury flats in Mumbai.

 

Birla Niyaara

Birla Niyaara deserves a mention mostly because it broke from how Worli usually builds. Instead of squeezing in as many towers as the plot allows, Birla Estates spread the project across 14 acres with far fewer structures, so residents actually get breathing room between buildings. Foster and Partners did the architecture, Sasaki Associates handled the landscaping, and the unit range goes all the way from 2 BHK to 7 BHK Ultra Luxury Homes in Mumbai. It's already attracted some high-profile buyers, including senior executives who've paid upward of ₹30 crore for apartments in the second phase. Possession is staggered, somewhere between late 2028 and early 2029 depending on the tower.

 

Lodha Sea Face

If you want the rarest kind of inventory in the city, Lodha Sea Face is probably it. It sits on just one acre of Worli's coastline, designed by PLP Architecture with interiors by Yabu Pushelberg, and every residence opens to sea views that, because of the plot's position, can never be blocked by future construction. Configurations are limited to 5 and 6 BHK plus a few duplexes, starting near ₹90 crore. This one's for buyers who want the single most exclusive address on the seafront, not just a nice one. Possession is expected around February 2029.

 

Oberoi Elysian

Not everything worth having is in Worli, though. Oberoi Elysian sits inside the much larger Oberoi Garden City township in Goregaon East, an 80-acre development with a mall, an international school and a Westin hotel all within the same footprint. Tower D alone recently crossed ₹970 crore in sales, which is a pretty strong number for something still under construction. Apartments range from roughly 1,800 to over 3,400 sq ft across 3 and 4 BHK, and possession across the towers stretches from mid-2027 out to 2030. For buyers who'd rather trade the sea view for a self-contained, walkable township, this is one of the stronger arguments in the suburbs.

 

Piramal Aranya

Over in Byculla, Piramal Aranya has built its own case for South Mumbai luxury without leaning on a Worli price tag. The project sits on the old Mahalaxmi Mills land right next to the zoo's 60-acre botanical gardens, and two of its three towers, Avyan and Arav, are already occupied. The third, Ahan, is close to completion now. With more than 40 amenities spread across roughly two lakh square feet and views that swing between green cover and the Eastern Harbour, it's become a genuine draw for buyers priced out of Worli but unwilling to compromise on the South Mumbai address.

 

Godrej Avenue Eleven

Godrej Avenue Eleven in Mahalaxmi takes a slightly different approach to luxury, betting on privacy over sheer scale. It's a 54-storey tower on 4 acres with 80 per cent of the land left as open space and only four apartments per floor, each with its own separate entrance for staff and deliveries. The rooftop infinity pool and observatory deck near the top have turned into something of a signature for the project. Configurations run 3 and 4 BHK between 1,650 and 2,400 sq ft, with possession expected around 2027 to 2028, and Godrej's reputation for actually hitting its delivery dates tends to matter a lot to buyers comparing it against newer, less established names nearby.

 

Raheja Artesia

Back in Worli, Raheja Artesia has quietly become one of the most transacted ultra-luxury towers in the city, with deals regularly crossing ₹100 crore and per-square-foot rates well past ₹1 lakh. K Raheja Corp kept things simple here, sticking to a single 4 BHK configuration across the entire 5.2-acre plot, somewhere between 3,000 and 3,900 sq ft, blending art deco detailing with a more restrained, contemporary structure. It's ready to move into, and its 23,000 sq ft lobby has become something people bring up almost as often as the apartments themselves.

 

Rustomjee 180 Bayview

Rustomjee 180 Bayview is a bit of an outlier on this list simply because of where it is, Matunga West isn't the neighbourhood most people think of first when luxury comes up. But Rustomjee's project there, on a compact 1.5-acre plot with a rooftop infinity pool and skydeck, has genuinely shifted that conversation. What it lacks in a sea-facing address, it makes up for in location, close to Matunga station and within easy reach of Dadar, Prabhadevi and the eastern freeway. Configurations span 2 to 4 BHK, roughly 820 to nearly 2,400 sq ft, with possession expected around mid-2029.

 

Hiranandani Bay Heights

Finally, Hiranandani Bay Heights marks Hiranandani Communities' first real move into Bandra West, a developer people usually associate with Powai and Thane rather than South Mumbai. It's a boutique project by comparison, just 63 units across a single 30-storey tower on Bandra's reclamation stretch, sea-facing, with round-the-clock concierge services built in. Configurations go from 3 BHK up to larger 4+ BHK layouts, between roughly 1,300 and over 4,000 sq ft, with possession expected around December 2030.

Looking at all ten luxury properties in Mumbai together, a few things stand out. Worli hasn't lost its pull, not even close, but the idea of luxury has clearly moved past a sea view and a fancy lobby. Developers are choosing fewer units over more of them, buyers are asking about ventilation and open space before they even get to the clubhouse tour, and amenities have gone from a pool and a gym to entire wellness setups with spas, sports courts and dedicated social spaces built in from the start.
